What is a Site Classification?

A site or lot classification involves a geotechnical assessment of your property to determine the soil profile and its behaviour under load. This includes identifying key ground conditions that may influence the design of footings, slabs, and overall structural stability.Each report is conducted in accordance with:

  • AS 2870-2011 – Residential slabs and footings
  • AS 1726-1993 – Geotechnical site investigations 

These standards guide our methodology in testing and classification, ensuring the report is suitable for engineering design and certification. 


Assuming a soil class or deferring classification to on-site inspections is no longer acceptable under current regulations. Structural engineers must reference a current, site-specific soil classification report when finalising plans. Additionally:

  • Subdivision-level reports are not compliant for individual lots – especially in new estates or Greenfield developments.


  • Building certifiers require the report to be submitted and referenced in engineering documents before issuing a Construction Certificate (CC) or Complying Development Certificate (CDC).
     

Without a compliant report, your project may be delayed or rejected at certification stage.

What’s Included in the Report?

  • Presence of rock or collapsing/soft ground


  • High water table zones or areas prone to saturation

  • Wind classification, used by structural engineers and frame/truss manufacturers
